BLS to provide a 31,000-square-meter logistics hub to support PepsiCo brands’ growth and distribution in Morocco.

MOROCCO – PepsiCo franchisee Varun Beverages Morocco has entered a landmark partnership with Buildings & Logistics Services (BLS), a subsidiary of H&S Invest Holding, to develop a large-scale logistics facility south of Casablanca.
The agreement, valued at MAD120 million (US$12 million), covers a 31,000-square-meter logistics space in Lakhyayta for a fixed term of nine years. Once completed, the facility will become a major distribution hub for Varun Beverages Morocco’s operations across the country.
According to company statements, this represents the largest warehousing contract ever signed in Morocco’s fast-moving consumer goods (FMCG) sector. The site’s location in Lakhyayta was selected for its proximity to major highways and industrial centers, making it a key logistics node in Morocco.
Salahaddine Mouaddib, CEO of Varun Beverages Morocco, said the decision to partner with BLS enables the company to concentrate on its core business.
“Pepsi, Lay’s and all the brands in our portfolio still have strong growth potential, and we need an expert partner in warehousing and transportation to support our development,” he said.
The new logistics center will support the distribution of PepsiCo brands including Pepsi, Lay’s, and Tropicana throughout Morocco.
Moncef Belkhayat, CEO of BLS, emphasized that the deal underscores the growing trend of outsourcing logistics to specialist operators. “Providing 31,000 square meters for nine years is a national record in FMCG,” he said, noting that BLS plans to invest MAD2 billion (US$200 million) over the next two years to support the growth of its clients, particularly Varun Beverages Morocco.
BLS offers integrated end-to-end logistics solutions spanning freight forwarding, transit, transport, warehousing, packaging, and logistics real estate services, positioning itself as a key player in Morocco’s logistics sector.
The partnership comes as the region’s soft drink market is expected to show a volume growth, at home of -0.6% in 2026, according to Statista. The average volume per person, at home, is expected to amount to 27.94L in 2025.
