Gargash Prime, JINGDONG partner on 2.5 million sq ft Dubai logistics hub

The facility is designed to support supply chain needs across the Middle East, with JD.com’s regional operations positioned to use it as a distribution base.

UAE – Gargash Prime and JINGDONG Property, JD.com’s infrastructure investment arm, have signed an MoU to develop 2.5 million square feet in Dubai for a regional distribution and fulfilment hub, according to a joint statement.

The MoU was signed on the sidelines of the Dubai Business Forum – China, organized by Dubai Chambers in Shenzhen, in the presence of Mohammad Ali Rashed Lootah, Dubai Chambers’ President and CEO.

Partner capabilities and asset scale

JINGDONG Property manages more than 300 infrastructure assets globally, spanning more than 28 million square metres of gross floor area and totalling more than US$16 billion in assets under management.

The company specializes in logistics parks, business parks and data centers serving e-commerce, third-party logistics, manufacturing and retail customers.

Gargash Prime brings regional real estate development expertise and access to land in the UAE market. The joint venture forms part of its strategy to develop large-scale logistics infrastructure through partnerships with global operators rather than through standalone development.

Shehab Gargash, Founder of Gargash Prime, said: “This joint venture with JINGDONG Property will help develop infrastructure that supports the UAE’s goal of further strengthening its position as a global logistics and trade hub.”

Trade corridor context and strategic alignment

The facility is designed to support supply chain needs across the Middle East, with JD.com’s regional operations positioned to use it as a distribution base.

Feng Guo, CEO of JD.com Middle East, said: “The UAE is a key gateway between major global markets, supported by its connectivity, world-class infrastructure and pro-business environment.”

The project aligns with Dubai Economic Agenda D33, which aims to double Dubai’s foreign trade by 2033.

In addition, it reflects the growing Chinese investment in UAE logistics infrastructure, following DP World’s partnership with Huawei Tech Investment Saudi Arabia and the expansion of Chinese e-commerce fulfilment capacity across Gulf markets.

For UAE logistics operators, the entry of a major Chinese integrated logistics and e-commerce player signals intensifying competition in contract logistics and fulfilment services.

JINGDONG Property’s model combines asset ownership with technology-enabled warehouse operations, a structure that could put pressure on the margins of operators relying on conventional warehousing.

Lastly, JD.com has expanded its presence in the Middle East through its Joybuy platform and regional partnerships, yet its Gulf market share remains below those of Amazon and local platforms.
